Post: Shocking tax increase

I have hired a company to do the tax protest for me. Last year the assessed value was 110k and the tax protest company brought it down to 107k. This year the assessed value was a WHOPPING 208k and the tax protest company brought it down to 138k.

Has anyone seen this type of increase? An increase by 100k after only one year seems very unusual and I had to pay a big fee to the tax protest company to bring it down to 138k. How does someone assess a property and increase it by 100k after only one year and I did not have any upgrades or major changes.

@Ben M, sorry we sorta hijacked your thread....I'll come back when the weekend's over to answer the other couple questions you asked.

Hi Jerry, no worries. I appreciate the helpful feedback. I am looking at dm type of marketing after finding out about legal issues with sms or cold calling.

Great feedback everyone. I think I saw someone here say that they were successful in their dm campaign by targeting only property owners from a dfd list

I wonder if chances for responses will also increase if targeting vacant properties or landlords? Propstream has some nice filters for this…

I thought I heard there is a do not mail list somewhere? Is that not true?

Are there any legal issues with direct mail marketing? I’m in Houston, Texas.

What about bandit signs?

What's a good (and hopefully economical) way to send mass text and are there laws against doing this in specific places such as Houston, Texas?

Hello BP community, was just getting started on wholesaling and was looking into working with an attorney to put a contract together. Would anyone be able to recommend a good attorney in Houston, TX who might be familiar with how wholesaling worked? Thank you!

Had a situation where lawn care provider gave me the impression they were mowing as scheduled but tenant called to complain they have not come in over a month. Upon reviewing pics noticed that the pics sent on different days were very similar and outdated. Aside from tenants reporting this and maybe using a reputable lawn care provider with reviews I wonder how this type of issue can be prevented.

Hello, would anyone know of a good podcast or resource that would walk through the steps to wholesale a house from reaching out to homeowners to negotiate, getting repair estimates, then selling to an investor. I understand it’s not a simple step by step process but just a good guide to get started. Thank you
