Can they also fix wood rot under the sink (like the one circled on the right) and just replace the rotted areas so we won't have to get new cabinets?

Looking at a house with a tub having the condition below. This is going to be for a rental property. Sorry the picture is not that great but the mold on the sides look really bad. The tub is also badly stained. Is this easy to clean up and correct without taking too many things apart or will this require a lot of work? What do you think would be the cost?

I've never pulled the trigger on any wholesale deals, the few that might work, the number I would need to offer would be at least 10k-15k under what they are asking. Hi James, have you had any success with BRRRR deals recently to where you were able to get most if not all of your money back? Since you are not pursuing wholesale deals, are you getting them from the mls or maybe you find your own off market deals?

Hi Kevin, I love your comment "Once you get your first house (which won't make you rich or poor) the 2nd is so much easier to buy." I guess what I am running into is my capital is limited. I have enough money saved to buy the first home but I may not have enough to buy the 2nd home until after several years and I wanted to get to my goal of financial freedom within 5 years so I am trying to figure this out. I have heard of various methods to be successful at this but from your own personal experience what would you think would be a good way to get capital so that the 2nd, 3rd, 4th home etc can be purchased not too long after the first one?

 Thanks Kevin! Will listen to your podcast. 90k below asking wow! That is a good point. I will need to look at those listings that have a high dom as I would assume the sellers would be more motivated and it could be turned into a great deal at the right price

 Great tip Kevin and that is an awesome find! I will check out these areas. I am looking for sfh, maybe duplexes, and maybe even a 4 plex. Do you own any sfh rentals by any chance and if so are there any big differences between owning and renting a sfh as compared to a 4 plex?
