Thank you Russell. What about the thermal imaging or infrared devices they use? Are those no good either for seeing through the walls?

Thank you for your input Brian. What about possible foundation issues - Isn’t it usually inspectors that can get a more accurate evaluation of that and other big ticket items? I guess with thermal imaging, infrared, etc.

I guess what I’m saying is wouldn’t that be a big concern in case there are issues with the foundation and it seems inspectors are more qualified than contractors to check these issues?

It seems a lot of the wholesaler I run into do not allow inspection contingency. Even major wholesalers like New Western and Networth.

Do many experienced investor put wholesaled homes on contract without having a home inspector look through it? Is a contractor really sufficient? I thought home inspectors can see more into the repairs and find out if there are structural issues, etc.

Do general contractor generally look at all aspects of a home that may need repair such as electrical, AC, heater, etc..

I am looking at a company that labels themselves as "remodeler" and not sure if they will evaluate all possible repairs of the property before I purchase it.

Are general contractors more appropriate to use for full rehabs than "remodelers"?

I just opened a business checking account and it just came to me that I have a business now for my rental property investment goals. I guess I need to get a business license to legalize this? I am in Houston, Texas. Should I have gotten a business license first before I opened a bank account? They approved it anyway but not sure how this would affect the taxes...

I am a looking at a home with a crawl space foundation. I am a little bit concerned about this type of foundation. Do they tend to be problematic to keep as rentals?

I am looking at a wholesaled property with a 7-day leaseback and I don't know if there is something I may need to know that may result in this property being a bad investment.

Why is the leaseback only 7 days? This does not seem enough time for the tenants to move out. Why didn't they already move out?

I am looking at a home that's 1244 sqft 2br/2.5bath. I am going to see if there might be an opportunity to turn some part of the house into a bedroom. What would usually be the ballpark cost? I know it won't be possible to figure out a general cost but what has usually been others experience?
