@Jason Howell A few of my friends & clients have multifamily rental properties here in San Francisco - and they tend to manage those properties themselves. The reason being that the majority (but not all) of property managers in San Francisco are pretty ineffective/perform poor quality work. I know some fellow local BP members may not agree with me, but I'm just being honest/blunt.
If I owned a single family home in North Beach, I would manage it myself and forgo a property manager. Before leasing the home out, I would consult a landlord/tenant attorney (I have a great referral if you need one) and a realtor to market your property. Otherwise, 90% of managing property in SF is finding a good tenant who will be communicative with you about any issues/concerns.

In the world of San Francisco real estate - people often wonder whether it's better to purchase a TIC or a condo. In this workshop we will answer questions & dispel common myths surrounding ownership & financing for condos and tenancies-in-commmon (TICs).
This is a great workshop to attend if you are currently interested in the condo & TIC market in San Francisco before the Costa-Hawkins ballot in November. If you are interested in learning more about how Costa-Hawkins can affect your rental properties, see our next workshop in October.
At this workshop, we'll discuss:
- The differences between TIC vs. Condo ownership - from financing to how to hold title.
- Real estate market update: neighborhood trends, areas to watch for, and when is the right time to buy.
- How to make a winning offer!
John Ybarra of Redwood Credit Union will be our featured speaker from a financing standpoint, and Houston Garcia of Compass Real Estate will be our speaker from a real estate standpoint.
Join us for this free and informative workshop (with snacks!) at 425 Market Street, Suite 900. Our event promptly begins at 6:30PM, so please check-in at the security desk at the lobby when you enter. You will need to provide photo ID.
Please note that we kindly ask fellow real estate industry professionals (realtors and lenders) to not attend this event. Thank you for your understanding.

As the November ballot for the Costa Hawkins repeal approaches, the political & financial battle between renters, community advocates, landlords, and developers keeps escalating every week.
Costa Hawkins is a state law that sets some requirements for the 15 cities in California with rent control. It is safe to say that the potential repeal of Costa Hawkins is currently one of the most polarizing & divisive political issues in California.
Please join us for this informative & impartial workshop on the consequences of the potential repeal of Costa Hawkins and how it will affect the real estate market. This interactive event will include Q&A opportunities during the presentation, and time to network afterwards. Our featured panel of expert speakers will include:
- Clifford Fried of Fried & Williams
- @Account Closed - Local Investor
- Zachary Jacobs of CV Lending
Moderator: Houston Garcia of Compass Real Estate
