@Braden Evans yes - I'd ask the owner/agent directly in person if they are present. The Peninsula (San Mateo/Santa Clara Counties) generally are more landlord-friendly, just FYI.

@Braden Evans Which part of the Bay Area are you looking at? 

From my personal experience, almost all of the landlords (mostly in SF) that I personally know explicitly state no subleasing on their leases. 

However, as long as you're upfront & honest about your intentions with potential landlords, I'm sure there are some that would agree to your proposal.

@Scott Carrillo - I agree with other members, $600 sounds extremely reasonable. The average local cost I've seen is between $800-$1k.

@Louis W. I would recommend avoiding any further contact with them from now on and letting your attorney handle everything.

I highly recommend either Clifford Fried or David Gellman - both are extremely well-versed in landlord-tenant laws in the SF Bay Area. I'm happy to PM you Clifford's cell if you'd like.
