you need to find Realtor to run CMA for you , don't trust Zillow, remember 1% rule , your deal is not look like good deal .

something wrong with your tax , you need to go to hcad.org to look for that property tax information.

I am not worry about finance with the bank right now , I use private money from my friends and relatives.
The problem for this property is the past 5 years no income , I will contact the owner soon and ask him or her about history debt .
That why I don't how to determine the value , all information I get in neighborhoods and Hcad tax website.

This self storage need major rehab have been vacant more than 5 yrs and no value information , base with hcad tax web site appraisal 2016 192k ,with Land value 68k , Building value 124k ,that all information I can get.
The market rent for this area 7.5x10 $80 , 10x10 $95 , 10x15 $140 with climate controlled 7.5x10 $105 , 10x10 $113 ,10x15 $175
within 3 miles of this property is cubemart 71000 sqft with 300 units

I am looking for buying someone problem , the self storage (location Houston , TX) seat on lot of 4 buildings 4300 SF (land 22,870 SF) around 70 units build 1998,
the appraisal value (from HCAD web site) 192k
have been vacant more than 5 yrs , need major rehab all units no doors , can't be expanded no more room.
