Good luck if you can find any SFR in that area . Most of Investor searching for it , if your number make sense grab it before they do.

70% rule not easy to find in Houston, if you want to find higher priced  you can. But other than that you bet.

wholesalers in Houston ? Don't try them , they want to maximize there profits, left you 10% -15% ARV sometimes no profit for you at all , I never deal with them , I am Realtor in Houston PM me if you need help to find a deals on MLS.

wholesale in Houston they try to maximize there profit, you have to very careful with there ARV number , never right .Alway higher with the CMA from MLS , they try to get higher comps so they can sell to investor , most of the time they left for investor 10%-15% ARV , sometimes less than 10% . If you don't know how to get the best CMA , don't try to buy from wholesaler , direct mail is the way to go.

yes , they are the same , click2mail is better trust than the other , but I will do it by myself cost a lot more , responded rate is accurate.

Keep send about 5 to 6 months will success do it by yourself more effective than you hire some company do that for you ,cost you more ,I hire yellowletterHQ cost less but not success ( they cheat)
