@jason powell uou may want to verify this is actully a Section 8 program. There are other HUD programs that want utilites in the rents. If it is Section 8 there is a process to change how utilites are paid but most likely it would reduce the rent amount.

Alexandria is a very small town and your rental pool is very limited so you vacancy perod will be longer.

Hi we manage in that area. It is definitely a challenge so make sure it is a very good deal. Long vacancy periods but if house is nice we seem to have long term tenants ( 3 to 5 years) using Section 8 program

There is a lot of misinformation on here. Legal questions are best answered by the attorney who represented you at the eviction and at the damage hearing.

@rickernst the $1500 limit is only for LLC or Corp that is not represented by an attorney in Indiana. If you are a sole proprietor or title in personal name the maximum in Small Claims is much higher.

Always push to speak to a supervisor. Usually if you provide a copy of the lease they will remove from your account. If you have a forwarding address for the tenant that is even better. I have had no trouble with IPL or Citizens. Conservatory bills are different as those are ownrrs responsibility no matter what your lease says.
