Wow, it sounds like a very sensitive situation to be in. I agree with all the advice above. I think it's important to let your family know what job you're doing and when you're doing it and be very clear about it. As executor of the estate, you have to follow whatever is outlined in the will.
Try to not let emotions get the better of the situation as that would result in a lot of problems. This is obviously a very tough situation so I wish you the best of luck.

Agree with all the advice given. Definitely smells fishy, so much information is available on here. Like someone on the Podcast said, "Bigger pockets is my mentor! ".

How much do rents go for? Interest rate and terms on the loan?
Do you mind going over how you found the deal? MLS or direct marketing? How did you decide this was a good deal?

Almost everyone on the Podcast has mentioned Rich Dad Poor Dad as their favorite real estate book. The books are very well known and often the first step in opening up your mind to the concepts. However they say rereading the books have no value or meat to it.
I would recommend reading the series of books focused on real estate such as the ABC's of real estate investing by Ken McElroy who recently appeared on the bigger pockets podcast.

Amazing and inspirational story. With your overall attitude, willingness to learn, and humility I don't have any doubt that you'll be successful.
I feel that whatever hardships you go thru really make who you are. I try to look at what people had to go thru to get where they are rather than just looking at their results or successes. The journey rather than the destination in other words is more important.
Thank you for sharing. I'm still a newbie but am inspired to work hard like you.

Has he tried seeing the owners would do 'owner financing'? That would eliminate the need for a loan from a bank. There have been changes to the laws with Dodd-Frank so keep that in mind as well.

Do you also account for property management fee as well? Does your company manage it or self manage?

Very inspirational story. I think its really great that you had zero expectations for your initial marketing campaign and willing to take the risk. I don't think many people would be willing to fork out $3k and jump right into it. I haven't done any deals yet but your story definitely inspires do it. Are there any mistakes or missteps that you or your partner did, that you could share with us? @David J.

I find that if you question if it's a scam or not, 9 out of 10 times it probably is.
