I highly recommend checking out J Scott's books on Flipping as well as his blog 123flip.com. Danny Johnson at Flippingjunkie has an extremely detailed and informative blog also. My two favorites; both were on the bigger pockets podcast which is definitely worth checking out if you haven't already.
Why are you interested in rehab as opposed to other strategies?

@Rob Pene Excellent work you've done so far!
I'm also a beginner and your list looks like what I need to do to get started. Great ideas! I know the market in SoCal is heating up, do you find that it's easier/harder in that market? I used to live in the OC and the prices for houses were ridiculous. 800k for a 4 plex, 300k for a 2br/1ba, and so on.

There's lots to learn here on the forums. Socal is quite a competitive market and the barrier to entry is high from what I hear. However, if there's a will, there's a way as they say. I'd recommend attending the REIA meetings and BP meetups. I always enjoy listening to the podcast and reading the blog.

If the tenant has been good then I would personally continue to let them sign a new lease.
How much time would you have to put in to find a new tenant? Screening, interviewing, checking references, credit reports, etc. There's no guarantee that the next tenant won't be as good as this one either. Less headache for less profit trumps it for me.
