@Jannah M. I agree with @Calvin Kwan and @Arlen Chou. I bought a duplex and fourplex in North Oakland in the last 18 months, both of which are at/near 1% and cash-flowing from day one. It's definitely possible if you're patient and diligent about finding the right deal.

Hi Jason, looks like I'm going to disagree with Matt, once again. (You can check old posts for that!) You can find deals in Oakland. It's possible. You can find FHA deals and owner-occupy. In fact, I can point you to a duplex not far from the lake that you could get for sub-$700 -- if you removed one of the tenants so that you could move in. @Mike Schultz Chris Mason doesn't just give good loans; he gives good advice about beer. I recommend coming to the meetup at Temescal Brewery this weekend. You'll brush elbows will all sorts of people who might be able to talk to you about wholesaling.

Hey John, welcome to BP and to investing in the Bay Area. Don't let everyone scare you off with about the Bay. Investing is definitely possible, and you don't need 40% down (nowhere near it) and triple-paned windows for dirt bikes. There is a sweet spot in 2-4 units that will cash flow, if modestly, especially if you wanted to do an owner-occupied scenario. You might have to be patient, smart and creative, but opportunities are out there. Good luck. Feel free to reach out if you want to connect about East Bay investing.
