@Guifre Mora Great info. When the property has a washer and dryer imstalled, does the owner still account for the water bill in their analysis report?

@Maricell Hall I think that’s where it started to get confusing for me whether to add rent as if I was living there or not, and whether or not to add the property management fee. I will be collecting rent from one unit because my plan is to house hack and live in the other unit (No roommate). What is the best way to find out the average rent in that area? Do you contact the realtor to get an idea of what home insurance will cost? Also no I did not account for water. Does the landlord usually pay for water ? It looks like I need to do some editing.

Capex is defined as what? Major financial repairs?

@Maricell Hall This will be a home I will live in, and I will use a FHA loan. The interest rate I used was from the site that listed the property, and that is an estimate of rent each unit I think should go for. I forgot to use the rent o meter smh.

I'm a new investor and I have a question about FHA loans. Let's say for example, If you purchase a rental property for $250k, but get an approval letter for $300k. Can the extra loan amount be used for rehab purposes? How does that work?
