One thing to consider for students is would you want to only lease for the school year and then rent for the summer? Or just require a full year lease to students? Your returns could be increased if you are willing to rent it by the room to individual students. 


As for a corporate rental you can also see strong rental income with a little less risk since you would be renting to a corporation and they would be on the lease.

I own a property across from SDSU 9793 Keeneland Row, Blackhorse community La Jolla 12 years paid off. Been listed for 5 months for sale, but it's is a land lease now with 29 years left. Has potential buyers shaky. Did a 125k upgrade to unit, but now need to make income.  The question is do I rent to students or corporate? We had it for our kids while going to school . Any help would be appreciated. I'm also thinking of turning a room downstairs into a bedroom with a simple wall.

I have a few paid off Properties and I would like to know how to get a loan using my properties. I also work in Tustin, but live in Ventura so I rent a couple of days a week for 1600.00 per month I would like to buy a fourplex within 10 or so miles of Tustin. Selling a property in SD and will have at least 100k to put down. Is this a question for Mr Green?

Hello all! We have a retail property Bakersfield, Rental Condo Az, office building Orange County Ca, vacant land Az, house getting ready for sale San Diego, and we own our home. Everything paid off except we have a 700k 3% interest only loan for the next year and a half before we have to pay it off. The sale of the SD home will cover that. I need to know what would be the best way to make more interest than the 3% so we can make the 700k work for us before we pay the loan off. The other thing is  with the rentals we own and we would like to own more passive income properties I need a plan to make these properties work for me so I'm not using our savings to buy more. I guess it's moving to the next level . We are in our late 50's and enjoy investing and would love to build generational wealth. Thank you
