Hi Jack - Have a question regarding not being able to carry over costs of a single metered property with multiple doors, is it legally limiting? Why couldn’t the cost be evenly spread among the other doors? Julian

Hi Percy - Can you please elaborate on HELOCs being called in a down market?  Wasn't aware that HELOCs were callable at any point in time (excluding any deviations from the original agreement with a lendor).

Hi Yifan - I am following up with your last post, being that it was two years ago, how have things been since with you two purchase? Were they multi family of single family? What management company did you go with and how has that experience been? The reason for all my questions is that I am also looking in Bethlehem, PA and I am about to place offers. Julian

I agree, the numbers look promising on paper. I’d find out why your realtor disagrees, knowledge from a local can be invaluable. I too suspect something at that selling price versus the gross scheduled income. I have a few questions: Are the meters separated? How old is the home? What does the landlord pay for? What’s the population of the town? What kind of neighborhood classification is it? Being in a rural area, it is on a dirt road? Julian

Hi Bryan - I agree with Jody & Anthony, you need to dig deeper into the operating expenses. If your cash flowing $60 a month with only the factors you mentioned, keep looking. Remember to also include management fees when factoring operating expenses 10-12%?of gross monthly rent assuming this is your only rental). Julian
