Hey Garret, here are my suggestions...
- I can introduce you to a great mortgage broker in town who has been able to get me and many of my colleagues incredible rates. If you're interested, DM me and I can make the introduction.
- I don't know the timeframe, but I do know that if it's done within a short time frame, the pulls won't individually affect you. The beauty of going through a mortgage broker is that they pull it once and shop it for you.
- Normally 60-90 days depending on the lender.
- I don't recommend sharing that piece of information with the lender. Second homes cannot be used as investment properties, but I could be mistaken on this.
- DM me and I can share some more information about a couple of specific questions to ask.

@Bryce Tufts I have to agree with Julio. That is by far the best way to "get your hands dirty" with minimal risk. I would start connecting with some "rockstar" realtors in the area and let them know what you're looking for. I would suggest finding a duplex-quadplex that needs some work so you can get it at a good price. You can renovate one unit at a time, increase rents, get the mortgage paid for by your renters, and eventually rent out your unit (after 1year), refinance your initial investment plus some equity out and do it all over again.

@Nick Brubaker If you're looking for a reliable and professional property management company, you have to go with Evernest. I've worked with them and know that @Spencer Sutton and his team there are very competent, reliable and trustworthy. I highly recommend them!

@Daniel Shafer I can confidently say that there is no better property management company in the area and although I haven’t worked directly with Bryan, I have worked closely with Mark and I know they hold themselves to a very high standard. If you’re looking for a reliable, professional company and overall great experience, these are the guys to go with.

I love this! I'm thinking of doing the same with my kids when they reach that age. If you're looking for the passive route, maybe Fundrise could be a good option.
I think a more "hands on" approach would put him light years ahead from anyone in his circle. Have you thought about having him be your lead generator? I would have him scour local properties using Deal Machine, Batch Leads, MLS, etc. and see what type of distressed properties he can find for you to invest in and have him "run the show" for you behind the scenes. It would teach him the ropes much faster than a REIT where you're more of a passive investor.

Jason, first off congratulations! You're miles ahead of many investors out there. Do you have a goal/number of total properties you'd like to have in X time? If you know how many properties you want to have by X date, you can reverse engineer how many you need per year, in order to reach your goal. This will help you understand how many "teams" you'll need to accomplish this goal. If you're working with only one GC or one set of subs, it might be time to start growing your team to have multiple GCs/subs.
We wouldn't be able to renovate 5-20 units/properties per month with only one set of vendors. The great thing about having multiple vendors working for you is that you can use your best vendor to set the bar for your other GCs/subs so you can keep your efficiency high.
