I would agree with the above for the same reasons. Folks come to visit family, come in for business purposes, but don't really come in to vacation here.

Very helpful response, Anna. I think it's very easy for new investors to get excited about cash flow potential before realizing and factoring in the real costs of ownership. And being ultra conservative with the numbers is never a bad idea.
