So essentially you're going to pay tens of thousands of dollars for someone to quell your fears about REI. If you're that fearful, I doubt any amount of money would be sufficient to thrust you into action. Sounds like what you need is more education, and you're already in the right place to learn all you need. The fear is coming from not knowing. Once you have a sufficient amount of knowledge, I guarantee your fears will lessen and you will be ready to invest. Don't waste your money on gurus. Devour the information in the forums, find local investors who can help you, listen to every single BP podcast, and then take your hard earned money and go buy a house! Good luck to you.

Agree with the above. Be sure that as you grow you have the savings/income to take care of unexpected maintenance and cap ex. And be sure you are structuring the business in a way that protects your interests. Relationships can change, and you need to have a plan in place if things don’t work out.

My personal philosophy when it comes to degrees: the annual salary for the job the degree qualifies you for should be equal or greater to the cost of the degree itself. For example, if an engineering degree costs you 60k to earn, the annual salary of the job you get should be 60k or more. You have a great opportunity here. Choose something you enjoy that will make you money, then funnel that money into your Real estate business.

So it sounds like you’re saying she is supportive, but not interested in participating in the business. Correct me if I’m wrong.
When this question comes up I tend to have a different opinion than most. You can’t make someone do something they don’t want to do, spouse or not. You have investing goals. Well, pursue them! Throw yourself into the work. Lead by example, not with the goal of getting her to join you in your endeavors (though that would be nice), but because YOU have a goal and nothing should stop you from achieving it. At least you have her support. But forcing anything else beyond that will only lead to resentment and frustration.

Taxes are the main reason I've not crossed over into SC. There are still some deals to be found here in GA.

I expect a realtor to first and foremost be AVAILABLE. You can have all the knowledge in the world, all the contacts and references, but if I can't access you when I need you it doesn't matter. With investing, a deal can come and go at a moment's notice. Things move very quickly. Realtors need to be available to draw up agreements take calls, negotiate, strategize, etc. If I can't reach my realtor to discuss the details of a deal, they are useless to me.

That will prove difficult since the trustee is likely serving as a "dummy" trustee to give the owners anonymity. The trustee also has fiduciary responsibility to those with beneficial interest in the home, so they should not divulge much information to you regarding the property or the owners.
