Hi all!

I'm doing research to find a market with good job/population growth. I know bls.gov has this general info, but I'm looking for news/announcements that are specific to counties and cities. i.e. XYZ Corp. is moving its headquarters/opening a factory in Pleasantville, State. I've already seen some county and city websites have News pages where they'll post this stuff... any other pointers or good resources?

Thanks BP fam!

Hey @KJ L., thanks for replying, and sorry for the delay in my response! My price point is putting me in South Bay, Central LA, way out east and Antelope Valley. Although, I do think I'm gonna bypass buying here in LA to start and focus on buying out of state.

Cheers,

Hi all!

In truth I've been on BP for a few months but hadn't posted here yet, so hello!

New investor in the eduction phase, looking to learn as much as I can with the immediate goals of a house hack here in Los Angeles (if I can find something where the numbers work) and the purchase of my first rental property out of state.

I'm reading books, analyzing deals, listening to podcasts, attending meet ups, et al. Looking forward to diving into this world with you all.

Regards,

Hey BP! Hope everyone had a great MLK day.

Re: job growth in a particular city, what numbers do you look for that would encourage you to invest in that city? For example, if a major corporation is opening a factory within the next year, that will create 1,000 jobs over a 3 year period, is that a good incentive to potentially invest in that city? Or would you look for a # like 3,000 jobs? I'm new, learning, and really have no point of reference as to what would be ideal, and I realize there are many other factors that go into where you'd decide to invest, but any thoughts specific to the topic of job growth would be appreciated.

Cheers,

Hey @Adriel Liwag, yeah I hear you man. As I alluded to above, the more I think about it the more I lean towards bypassing buying in town (as much as I want the experience of a house hack to get started) and putting all my efforts into investing out of state for the reasons you mentioned. Thanks for the tips on buying here in town, much appreciated.

Hey @Brett Goldsmith, really the only reason I'd want to buy in LA would be for a house hack. My goals there being: to knock down my living expense (any cashflow would be icing on the cake), and have the experience of my first investment be a local one that I could be actively involved in.

Of course, the more I learn/the more opinions I receive from others, the more that goal comes in and out of focus as something I'd actually like to pursue...

These are all just my present opinions and musings; looking for all the insight I can get.
