Honestly don't know. It may prove difficult to find such a large house under 250k, may have to go a bit farther than 30 minutes. As for rentals, I can't weigh in here. Best of luck and welcome to Charlotte!

It's doable for sure. I work around 55-60 hours per week and was able to stand up a wholesaling business in around a month. Just need the right education, which may be difficult if you don't have the funds

Hey brother, I may not have the exact answer but I am sure you should not put it into a flip or buy and hold. One wrong move in a flip and there goes all those years of savings. And you really cant get the best return with ALL your savings. I would suggest using it for personal education, specifically in wholesaling. Can be a good base to start marketing to buyers and sellers

Attorney's usually have pretty high fee's for using their own sample of a contract. It may be cheaper to go into the meeting with a sample draft you find on the internet or networking and say "How does this look?". In my experience that's usually cheaper

Going through listsource, there is an option to only purchase the information with full mailing addresses. They do not come with phone numbers but you can skiptrace them if you really want to

There's a lot of great ideas in this thread but for me, it would boil down to either a house hack or wholesaling. 

That initial 5-10 MAY be leveraged to purchase a SFR or duplex so you can house hack. The advantages of this are already clearly mentioned in this discussion.

5 - 10k would also give you a great base to start a wholesaling business. I would suggest investing a few thousand into your education first. then use the remaining 5-7 to start your first campaign, probably use that cash for the first 3 or 4 months. Then you should be able to pick up a couple deals in that time which will fund your next campaigns. Of course you'll also be funding through your regular w2 income. 

Just my thoughts. I was in the same boat and knew I didn't want to house hack as I just moved to a new area and was not in my best interest. I chose the second route. Going well so far.

Rip through facebook. Message everyone in your local facebook REI groups (specifically cash buyers). Create a standard message and just run through the list. Used this method for around 2 weeks and I'm up around 150 buyers
