Hi Tashoma, Welcome to BP. Congratulations on your recent success with your properties. It seems like it is fairly difficult to find the cash flow with such high purchase prices. 

For the third property, I would highly suggest networking and speaking to local lenders. Perhaps someone with more local expertise can lend a hand here. Additionally, I would absolutely connect with a wholesaler. There are thousands (specifically around 15k) real estate agents in the greater Charlotte market and with the demand that is being experienced here, prices on market deals are through the roof. Wholesalers are probably your best bet when trying to find a low priced property in order to cash flow. But beware you might have to act fairly quickly when the deal gets in front of you.

Just to clarify: So then the home will be in the LLC's name? And the mother's rental payments will go to the LLC, which will in turn pay off the mortgage? What is the advantage of this?

I loved the analogy of a train as a business. It's so difficult to get it started but once its rolling, everything falls into place.

I have some experience with out of state investors. I worked mainly as the "boots-on-the-ground" for a variety of them during my time in Cleveland. From my point of view it can be very rewarding and lucrative as long as you have the systems to back it up. Overall, investing out of state needs a lot more up front planning and networking than investing in your own community. You need to know rehab teams, brokers, other investors, PM, etc. I suggest finding a young, hungry agent like myself in your desired location! PM me if you want to talk more about this!
