Great idea. Househacking is awesome and I definitely would've done that when I graduated last May but didn't know anyone in the city. Finding a property in Charlotte in that price range and being able to close in the correct timeframe may be difficult. Best of luck to you! Also 3bd homes near the city are kinddaaa pricey for a new hire

Hi all,

I am curious to know the status of the Charlotte Wholesaling market. I am about to jump into starting my wholesaling business in Charlotte and know that the competition is fairly high. I want to ensure that I will not be spinning my wheels in such a tough market by starting solo. Looking to hear back on what everyone knows about the market!

I think it is less about a slowdown (downturn in the market) and more about a buyer's or seller's market. I think as of right now we are in a stalemate between the two market environments. For year's it has been a buyer's market with extremely low interest rates, low purchase prices, and decent rents. Now, finally interest rates are beginning to reach a moderate level, rents have topped off, and purchase prices are above the realm of "bargain". 

Personally, I don't think this is a great time to buy. Many people including YouTuber's and successful podcast hosts have been storing cash waiting for a new downturn. Even the God himself, Robert Kiyosaki, has said that he has been selling off properties and waiting for a fall in the market. It's all about opportunity. A high purchase price can destroy an entire deal if rents fall. Just some ideas that came to mind

The best method I have found is to find someone with boots-on-the-ground. Getting in contact with someone who actually knows the area fairly well, like a new local investor or Realtor

If you are really having great success in Real Estate, you can keep the home and run your business out of it. PR has only around 4% corporate taxes and if you're a resident, 0% capital gains. Just an option if you're really killing it and want some tax incentives

Hahaha this is actually ludicrous that this seller expects to have a decent interest in a property without having an accurate representation of the expenses. It's like a Private Equity firm purchasing a portfolio company without looking at the Income Statements!

Sad part is that with all the competition in the Cleveland market, and in REI in general, I am certain this opportunity will sell fairly quickly. Best of luck with your search!
