 Are you just finding records for decendents then sending out the probate letter?  Or are you drilling down to find the properties?  I can see where most would give up on this research.

I totally agree fellow PocketHeads...garbage in...garbage out.  Everybody out there trying to make a buck on newbies buying or trying everything in site.  Analysis Paralysis will kill your dreams.  Don't overthink it or reinvent the wheel.  Thank you for this forum.

I did a search on some properties in AZ and it came back with only 3 properties.

Only 3 properties?  Am I missing something?  Really?

I was looking into skip tracing obits with county assesors.  I don't give up easy.  I go to the courthouse during my 1hr lunches during the week.  I have been just wasting time doing nothing.  It is time to make the "nothing" into "something'.  It is my divine right to become successful in any venture GOD places me.

bottom line is you pay for the skills where you need it. I'll pay the engine to design a new structure, a carpenter to build out the frame, a specialist contractor to hang windows and siding, maybe drywall, and day labor to clean and paint. Yes, day labor to paint. It's not that hard people. You need to teach some how to paint, but it really isn't that risky or difficult.

things not to hire unskilled workers to do: HVAC, electrical, plumbing, structural, granite, basically anything that requires power tools.

 I wouldn't want to spend the time to train a person to paint.  How much is your time worth?

My neighbor just had their pool tile replaced and two workers that couldnt speak english did the work and it was horrible.  They never checked with the BBB or did a Google search on the company.  I would subscribe to Angie's List to find the best contractors.  I have used labor from Home Depot to dig holes or move heavy stuff.  That is about it.

Went to the Maricopa County probate records and started becoming familar with how everything is set up.  Understanding how the overall process works is very important in being able to save TIME.  The next step for me is to find a method to sort out the probates that have RE property and the ones that don't.  Any ideas?

 It sounds like you just wanted to do a deal and stray away from the discipline that you have learned.  When the CORRECT property comes along you will be ready, that's what I meant.  No harm...no foul.  I want to see everyone have success.  Say bye to the rat race and rush hour road rage.

Readers ought to see who puts out that kind of crap: wannabie competitors of PropertyRader.

It's good, in fact, it's irritatingky good because it a fantastic job of providing transparent data without the bias that county records research and other data providers who mine their own lists for deals practice. I prefer info that's harder for people to access, and more expensive.

I think you took it the wrong way.  The poster wanted to know more info on the company and the best way is to do a search.  I hope you and your other "ubers" forgive us small guys.  LOL
