 Sondra, Great point but you forgot the $18,000 that she still owes on the home.  

$135,000{ARV} - $18,000{remaining mortgage} = $117,000{ARV}

$117,000{ARV} x 70% = $81,900

$81,900 - $15,000{repairs} = $66,900 - $10,000{wholesale fee} =$56,900 ALL CASH OFFER

Why not start at $30,000 wholesale fee?

Combine that with the traditional avenues of distress (bad tenants, drugs, disease, divorce, death, dirty property, unemployment) and you could have a winner.  The only way to know is to test it out.

The headline must be able to grab the attention of the property owner.  The AO could have inherited the property, maybe a 2nd home, or a landlord.  One headline that I came up with was..."Who Threw The Rock Through Your Front Window?".  I want to think outside the box and use humour to break down their walls.  Separation from those big corporations that use a caveman strategy...LOL.
