@Lucas Miles has provided great advice. Also, if the vacant units are habitable and you get the property, offer a lower introductory rent for the first month or so to give you time to update the units that way you are generating income.

However, remember to qualify the tenants at the higher rent you will be charging in the near future and not the intro rent special.

@Nathan Gesner is correct @Sean Beyrouthy, when doing this with friends, you want to spell everything out upfront on what expectations are for everyone. Best friendships have been ruined in business partnerships, mostly because everyone thought "We are all friends...we are good here, we need nothing in writing!"

When you start building your portfolio, hard money lenders and commercial lenders would rather or require you have the LLC.

@Sarah Enero definitely look at the house hack option. If done the right way, you should be able to build a portfolio faster.

@Justine C. I have ran into this before. The owner was able to get the manufactured home and the land it sat on surveyed onto a separate parcel and then he refinanced his home. Is the manufactured home on a permanent foundation?

@Sunayna Bashar all great info above. I do hard money loans. There are many options that you have in real estate investing. Using a hard money loan, depending on the instances, you can finance the New purchase/rehab on the property if works need to be done. Known as a Fix & Flip. Good Luck!
