@Roger Hefner that is solid advice. I like your attitude and approach. Simple but effective. Thanks and how is the mobile home / land / carry note. Is that basically a “ Lonnie deal” ? I know some states frown upon aspects of that practice but I presume that Arizona is not as regulated.

@Robert Mundras consistency is key don’t forget that and may I suggest some sales training to read into and practice to get good at cold calling. That’s where it’s at. Cold calling and lists.

@Kenton Coffman that is great to hear. Sounds like a good strategy for you and your team. Does your team handle acquisition and rehab and then U retail or to invrstor to hold with a tenant in place? I’d be interested to learn more about what properties you have in the St. Louis metro area. As far as MHU frank and Dave have a weekly podcast that’s free on any podcast media, there is a ton of info to read on their site and YouTube them as well. Lots of footage from the boot camp to get a good feel if it’s for you and worth the investment or not but I can promise you as someone who has attended twice it most certainly is a great place to learn and network with likeminded investors of the mobile home park space. So take advantage of that !!

@Brian Ellis hard to say not knowing any of the property variables or location but I would say hold your ground and stand firm. If not rented by dec 1 then maybe drop it but just like in sales. It’s almost always never about price. It’s something else so maybe get some feeds back. They already didn’t show and there’s days folks like to hide behind their computers and smart phones so blast em an email and maybe someone will reply and be candid wiry you as to why they didn’t show up and are not interested. That will give you some vital feedback.

@Robert Mundras   a few things, look in the wholesale category, regardless if your game plan is to wholesale or not you will need to pull and work lists. So the question is do you want to be given a fish or taught to fish.  I suggest visiting the numerous podcasts and blogs written on this very topic and taking notes. Its not hard to pull a list, it does however take some consistent hard work to turn that list into a check. Hope that points you in the right direction.

@Dan Heuschele that is a great way to groom your son to take over some day. Also wow you guys are very active that is great to hear. I myself am into writing songs for film and tv and for other bands. I like to work out, shoot guns and run tactical courses for dooms day scenarios and work out and stay in shape. Good stuff. I’ll have to try kayaking lol

@Clint Harris I hear your point Clint and I guess return on investment per door per month is at the mercy of the investor and their criteria. So that is going to vary for everyone but hey.... at least your know what you want and you tailored your strategy to go after that. There is much to more said for just that as well. EXCELLENT WoRK no doubt the location of where you are or where your rentals are most definatly helps especislly if your in or near a tourist destination. I've done flips, BRRR, and buy and hold, but to me it just didn't add enough velocity to my money. Our current strategy is AirBnB vacation rentals and my metric for entry into a property is to average $1000 per door per month profit, and so far we've been able to that on 5 units, one of which is a duplex that we House Hack. Our market is Carolina Beach in NC, so we have high tourism.

@Steve Oswald I will defiantly take a listen to Kens latest podcast regarding that. I like that strategy as you worded it. Adapt with the times but the two you mentioned are really good for long term wealth and that is what I am ultimately seeking with starting this thread. So I appreciate your insight and input. When did you begin investing and has sticking to this strategy been successful for you?

@Jim S. Jim that is a very good approach and basically those would be the 3 routes with any given property with the emphasis on buy and hold so you can build wealth. I like the humility to say that you have a lot to learn about all 3. As do I but for me more so in execution and getting out there and making it happen.
