Post: Florida insurance rates are going up a lot. would switching brokers help?

@Anna Sam I have properties in Orlando area. I have been told insurance companies are leaving Florida. It seem there is a crisis. Two insurance companies were going to drop me if I did not replace the roof. Age of the roof requirement is 10 years or they will not insure you, including many other requirements. I expect the building code to change for windows and other things. My rates went up 40% for me. 

@Josh Uhlenkamp just read your thread. I know Virginia Beach is attractive but that average price for Alexandria strikes me as rather low. What are the insurance rates for Virginia Beach? As for our area, it is very difficult, even the 600K for Alexandria is not for single homes. 

@Fakaradin Floyd Your rental arbitrage idea is interesting. I read an article somewhere that Airbnb was going to negotiate with large Apartment complexes to allow the tenants to do short term rentals. You can see how if someone is away on the weekend, they can let someone stay there. Tenants still need an agreement with the landlord. But many landlords are reluctant because frankly real estate and renting is fraught with many problems and liabilities. One area that I have thought of are homes that sit on the market for a long time for sale or rent. Perhaps possibility but the complexities of showing and selling/renting all at the same time can make your head spin. But these are the sorts of gaps that people come up with solutions for.

@Bill Hoo I delivered a 5 day notice to a tenant in stafford VA but where does one file for eviction. I am also curios if you had email as a delivery method for your lease, could the email delivery be just as good as certified mail?

@Aj Parikh I know this thread is old but hoping someone can help. In March I got a tenant for my townhome after using a property management company to run the background check. I had just spent close to 10K replacing carpet, painting , new bathroom and other items. I am in pain about this. Did not pay the second month, and only paid after I delivered the 5 day notice. I have just delivered another  the 5 day notice to her this past Friday. Other red flags: Living with boyfriend on property and not doing maintenance. I need contact for an Eviction service company/lawyer. This is my first time going through this process

@kyle Tusing there are a couple of agents on this platform from Front Royal. One of them focuses on STR and they have meet up in Alexandria. Unfortunately I am traveling and do not remember his name. Search agents and Northern VA meet ups. Sorry I could not help.
