@Tyler Rayman I had not heard of ChapGTP until three weeks ago when my teenage son was arguing about the use of this to write stuff for students in school. I told him this sounds like a very bad idea. LOL, now I am going to have to eat my words. If this software can write a description, why would I want to write it.

@kalina Carey Woodbridge is not on the Metro(city train system-they call it metro here. There is also what is called commuter trains running for cities outside)

@ Kalina Carey, Northern Virginia in general offers very strong appreciation. The ones on the side of VA and closest to Washington DC perform extremely well. Arlington and Alexandria as someone mentioned are good examples, but there are a lot of cities stretching outside the belt way. A good start is to follow the the orange and Silver metro(train lines)-lots of areas that will give you appreciation for SFH.

@Andy Sabisch I suspected for a long time that is the motto of wholesalers where I live, "UNDER estimated and the ARV is OVER estimated"
@Grey Goodman think of these so called rules more like guides, the behavior of the market is equally important. But I think 70% is way too low. Most people think they real estate market is sliding down, this is relatively true. but many markets continue to be strong because of low inventory.

@Joanna Quan Soon I am interested in the home. Please send the details of the home directly. My suggestion for you is if you want to sell, then make sure is advertised to capture that its a multi unit, its location and perhaps why you think it would do well as a Airbnb. Finally I think you get the best offer when you expose the home to a larger number of eyes. If you do not wish to pay realtor fees, make sure you maximize on your offer you accept from the investors you shop it to.

@Wendy Stclair great feedback. I agree with those who say you likely overpaid. I constantly look for buys there and it seems they have too many good deals. But there areas I have marked that I think could yield good return. Baltimore is certainly an area you need to go in with your eyes wide open and with an agent who knows locals rules and all its idiosyncrasies.

I’m a broker so a lot of deals come through my network, but you can always find them on sites like loopnet, innshopper, bizbuysell, etc. 

Some may be excellent options for owner financing.  If it is an existing successful business you could look into an SBA or commercial loan.  If it’s in shambles and your strategy is to remodel and restablize, your best bet is bridge debt through private money and refinance to a commercial loan once stabilized (banks like to see a min of 1 year stabilized performance).

 I had seen the hotels on loopnet but not aware of other platforms. Would need advice on financing one and putting together a projection for the future. All in all thanks for your response. If I ever find one, do not be surprised if I know on your biggerpockets door. Thanks
