Update:

The tenant has asked was there an emergency because my parents showed up unannounced. Also asked that we not use their water and told me their bill increased and to email them to contact them and not text. I think their fed eup.  They pay on time all the time and even early thank God for that.  I can't stop my parents and I'm afraid the tenant may call the cops if they keep showing up.  Since the tenant is now documenting via email I know they are tired of it. And they basocally said don't show up again

Oh my God!!!! They have purchased plants without even asking the tenant Again.  Now they want to go back.  I'm tired of this.

I ignored the tenants text message to stop using their water because I didn't know what to say...  is a text considered valid in court of law if the tenant leaves?  This is hard. I live with my parents and they just don't get it.

can the tenant get their deposit back?

I asked my tenant if I could have my parents whom are also owners of the home to plant shrubs and flowers and the Tenant agreed.

Since their planting, My parents have now been going over unannounced to water without asking tenant permission to use the water for the plants at least 5 times.

Tenant said they will water themselves so better management of their water bill. Tenant said please do not come over to water.

Lastly my parents now just show up at tenants house unannounced…. At 8pm….. and I don’t even know why. I’m afraid I will lose the tenant because of my parents

Tenant quiet enjoy has been interrupted

Can tenant leave? Tenant did not answer door when parents went at 8pm.

Can tenant leave because my parents violated their space?

The after math once a tenant does vacay a home/unit is beyond past due rent or another vacant unit.

let's consider...

the unit is vacant, potential new tenant comes, new tenant wants a professional cleaning-

To ensure this virus does Not spread consider hiring a professional hazmat type cleaner.

No one wants claims of a unsantized home.
This is far bigger than No rent payments.  Look at it as a environment health issue (like mold).  Let us consider protecting families.

Sold a home on

I am looking for Recommendations on software that can be used to track owner financed deals. (Land contracts, rentals ans etc.)

something user friendly for the buyer to see their payments also.
