I am looking for recommendations on software that can be used to track owner finance deals.

Tenant was already causing issues.  We agreed to have the tenant out per the agreement.  It's a land contract agreement(sale).

You're right.... We have handed the keys off to the new owner.  The new owner move in date is Feb. 1 sooooooo was working on getting the tenant out.  

Our LLC sold a rental

lease states that once sold, tenant will be notified and have to move within 30 days

had to file a summons and complaint to recover possession due to the following

1 tenant unauthorized changes to unit 

2 damaged pipes by tenant

3 property sold and new owner does not want tenant

this is Detroit... 

any thoughts on ideas on one of the complaints would be helpful. The tenant is trying to stay However the new owner does not want them. So we have to get them out in addition to the problems were already having with the tenant

It's an assignment LC. No title company involved.  

that is one reason we are thinking to use cash and a witness (Notary).

Any thoughts?

Ever accepted actual cash for a down payment on a land contract?

Best recommend option? (I.e. cash, cashiers check or money order)

looking to prevent and remove road blocks- (I.e. wire, cashiers check, bank holds... Etc) preliminary planning

Hello fellow landlords!

I'll keep it quick.  Info need assistance with facts and some insight (Michigan)

1 tenant has not paid rent

2 notice was sent of rent payment not received 

3 tenant states sent...(But we dont have it)

4 with starting the eviction process... 

5 when the tenant payment arrives will we refuse or keep payment although eviction process is underway?

seems simple, but just need some insight please

what do you mean by stops the eviction?  Frankly, I recommend that however, again core values and fostering a L/T relationship has been a key focus for retention

Yes..... Thanks!!! We are selling a rental. The tenant was notified in advance of the sale. The tenant has been to a mortgage lender to try and purchase. The lender stated he can not provide a pre approval as the tenant will be ready Hopefully by end January. Therefore the time has lapse allowing the tenant an opportunity to purchase. The home is on the MLS and the tenant has since became very distracting in the process.

The tenant has refused showings although receiving a 48 hout notice.  The tenant has not accommodated the realtor to show the home.  The tenant has been simply disruptive in the sale process.

Frankly.... This has been a nuscance.  At this point the tenant has violated the lease.  The tenant was Always on time with payments (with some discounts provided the tenant just moved in July).  The tenants demeanor is dismissive due to being on time payments, but making timely payments can make a tenant golden HOWEVER, but being exceptionally disruptive removes being a valued or golden-

The tenant even sent a disgruntled message asking why would we need a for sale sign when we have it listed on line.

We try our best and I mean best to accommodate and foster a great L/T relationship- I am ready to allievate unnecessary issues and sell the property-
