I want to start investing in more STRs. I currently have one STR in Maryland. I am having difficulty finding and managing a good and affordable cleaning service. Specifically, as I scale how do I manage it all?

Do most investors present a detailed checklist for their cleaners?

Do most people use a company rather then a contractor? (Any recommendations)

Quote from @Ozzy Sirimsi:

what areas??

I do both actually, so nurses would be easy, if your location works. They want to be closer to they're work but usually 13 weeks contracts.

Students usually stay with their friends so they rent the whole thing mostly.

Room rental you will get a lot of unqualified people interested in it because of the price. it is work more work than the regular rental for sure.

One near Morgan State and another near John Hopkins hospital. The goal was to target colleges students and traveling nurses/doctors in their respective hotspots. I suppose the question becomes, if I move from the John Hopkins property (3 bed and 3bath), is it feasible to cater to the 90 day travel nurse by still renting by rooms, or does this method only really work when I live in the property as well.

Hi everyone,

I currently own two properties and house hack. I have just moved into the second property and find it difficult to manage a room rental when I am not living there.  I plan to rent to college students in the area and travel nurses in another area. Is anyone doing this successfully and any tips?

Quote from @Diane Dutt:

Hi Matt, Thanks so much for your reply. I find it super helpful. These are great questions I will follow up with her. We use Title Companies in Maryland... and yes I have one I work with and also a contract drafted, without terms specified so I can use it in other deals as well.

I'm hopefully about to be from the southeast in the next year, just haven't yet decided exactly where. LOL... I doubt there's much exciting in Millen. It is a historic house. I live in a historic house which I rent 3 of the rooms to traveling health care people. Since I'm in real estate, my brother came across it and sent to me. A % of its population are healthcare workers, but they only have 1 hospital within a good distance and its in Millen, not far from the house. I think I will check with the hospital to see how often and many traveling workers they hire out for before I make an assumption.

Thanks or the great feedback!

 Hi Diane,

I am also seeking to arrange my first seller financed deal. If you have a great relationship with your attorney, Id appreciate their contact as well.
