Has anyone used hard money loans to purchase a buy and hold rental property? I have excellent credit and cash reserves, but I want to buy a fixer and don't want to deplete my reserves on one property. Has anyone taken this approach? If so, how did it work out? and if not why would you never do a deal using hard money?
My friend has a condo is Palm Springs and he's crushing it.

Jeff Greenberg Definitely buy and hold. I'm trying to build up enough cash flow to stop working and invest full-time. My partner just recently quit his job and is loving life.
My partner and I are looking to buy multi-family housing complex, in either Memphis, TN or somewhere in the Dallas, Houston or San Antonio area. Any suggestions on where to avoid and where to get the most bang for our buck? We're going to be splitting the down payment (20%-25%) down and rehab cost. Price range 200K to 300k in a class C area.
