Mike D'Arrigo This my second rental property. I have a SFH that I plan to sale soon. Plus I plan to turn my current home into a rental and buy another.

Buddy LaRue Ali Boone Thanks. You have been very informative. I will talk to my partner and run it by him. If we're interested in Texas we will definitely give you a call Buddy LaRue. I like owning SFH's in California because the appreciation is so great, but they don't cashflow as well as out of state properties. I'm looking to get out of the rat race in the next 5 years and I know passive income from rental peripheries is the way to go.

I'm selling my rental property soon and want to reinvest in a cash flowing rental property. I was Thinking about purchasing a duplex or quad in either Nevada or Arizona since it's cheaper to buy there than California. The properties seem to make pretty good cash flow in other parts of the country. I know i would need a great property manager if I did this. Anyone else has out of state rentals?

I'm a cop. The best thing to do is go down to your local department and ask an Officer if they would buy or live in the area. They will give a brutally truthful answer trust me.
