What are the best secondary markets?

Obviously there are some markets that will always be lucrative but I am talking about markets

that are "up and coming" not super hot.

I actually rent my home, so I don't have a homeowners policy... however, I may do an umbrella liability policy for all the properties....

If any one knows of an insurance company that does vacant land insurance, please let me know!

Hello!

I acquired several land parcels in Florida thru tax deed sales.

These are all vacant land parcels.

Does anyone know if I have to put land insurance on these parcels?

Wouldn't anyone who goes onto my land be trespassing and therefore would not

be able to sue  me?

Any advice would be helpful...

Btw, I'm selling all the parcels, if anyone is interested in learning more about them.

Hello!

I have several parcels of land I would like to sell.

I have posted on Facebook, Craigslist, Zillow, Trulia... and I'm not getting much.

My parcels are all over Florida:  Dixie, Orange, Polk, and Putnam counties.

Is anyone on here, or do you know of anyone that is land seller specialist?

I would like to get rid of the parcels as soon as possible.

@Steve DellaPelle  The 1 and 2% rules, are they for "net" rents (after expenses, property mgmt fees) ?

@Sean Carroll Well, we are looking to replace my husbands' income, and he makes about $250k net/yr, so if I look at your calculations,that

would be roughly 100 doors @$200/mo, right? and this is net effective profit, yes?

I am looking at buying rental properties and I wanted to find what net return I should be looking for in relation to

purchase price and the amount of rent.

Any advice would be helpful... Btw, I am looking at the Indianapolis market... if you have any other "good" return markets I should

Post: Surplus Recovery Business - Is this legitimate?

I've seen many people talk about this "surplus recovery" business... whereby you can recover funds for people that went thru foreclosure, etc.... Is this a legitimate business for someone, like myself, that isn't an attorney?  do you have to be an attorney? 

It all sounds great... you are getting money for people and you make money yourself...

But.. I want to know... the "cons" about this?
