@Tim S. That's a very good question! we actually wanted to get an overview of what note buying is and isn't and whether or not it is for us. As for passive vs active, well, I could devote a few hours a week to it, for research, etc. I do work from home but it will depend on how my current business goes as well, ie gets more busy, etc. So I think in the end, I'll read the books and go to couple meetups locally and see what note buying is all about... possibly check out a training seminar, there is one coming up in Philly with Eddie Speed's Note School that's only $800 for the weekend....

Hello everyone!
We are looking at diversifying our investments and wanted to get more education on note buying.
Please shed some light on good books to read, classes/seminars to take, etc.
We are in New York, and we'd like to stay on the east coast, if the classes would be live.

Be very wary of "too good to be true" deals, like saying they will finance 90-100% of your deal.... It's just a ploy to get you into their office and then they let you down and say, "oh yeah well, you don't qualify and its really this and that,etc"....
"Lenders" like that make us look like sharks, when in reality, in our case, at least, we want repeat borrowers and build relationships

Hi All!
My partner and I are getting into private money lending in the tristate area, specifically in NY.
We are looking for a good real estate attorney or corporate/SEC (?) attorney in the NYC area.
We want to help out borrowers in the area on financing their deals, but I want to know what's involved on our side and to make sure we are protected.
We are in Westchester county, but can travel to NYC.
Let me know if anyone has recommendations!

Thanks everyone for your advice.
I have not signed up with Rich Dad for real estate.
However.... here's the issue, I have absolutely no experience in the real estate investing arena, and even though there are tons of books out here, most of which I have read, I still feel that I would need someone to help me through a deal. I don't want to make a costly mistake the 1st time out.
I don't just "dive in" into anything. I have my own business, but it took me 2 years and lots of help from people in the business to guide me along to the point now, that I can handle most issues on my own, but I still ask questions.
I understand that posting on these forums, etc may help but in the end, I really do need to find someone that can guide me along. There is way too much information out there to wade through.....

Hello All!
I need some advice for buying property for myself (resident occupied).
I am in the process of looking at condo's and I want to know what is more important to look at the price or the tax rates?
I know that the higher the tax rates, the better the school district, but we have no kids so I don't care about that. But what else?
What is happening is that I can find a good priced condo in Stamford, CT but the area is not that great, but the taxes and HOA is low as well.
While in other areas, like New Rochelle, NY or Great Neck, NY, the prices a bit higher but the taxes are way up there?
If I look long term, would it make more sense to buy at a higher price and "better" school district? if I want to rent out the property or sell it at some point?
Any advice would be great!

Has anyone heard of this?
I read a couple of articles that mention that there are hedge funds that are looking for emerging markets and buying distressed properties (in bulk).
Is this true? If so, who has worked with them, and how would it work??
