@Stephen Sokolow Ive been in the Michiana area going on 10 years now. Ive lived in Ekhart, Osceola, Mishawaka and South Bend in my time here. There is so much opportunity. South Bend specifically is as diverse as anywhere in the country. 

I think this is a Young market. Notre Dame has turned a corner in the past 3 or 4 years and has really embraced the community. Understanding they cant push south bend out, they are taking South Bend in! Working with the city not just with words but backing up up with huge donations and renovations.

A big part is the city didnt give young professionals reason to want to stay. High paying jobs were slim to none. Now in just a few short years, South Bend has been named The #1 City for Young professionals to get rich. Check out this link. More than people moving here, the RIGHT people are staying. Notre Dame Graduates, IU graduates that are from the area; as well as Chicago.

The market is prime for all aspects really. There are some great rental areas and some prime flip locations like River Park, Granger and parts of Roseland.

Wow. Writing is definitely a strong suit. Communication is number one especially in a distance relationship/partnership. 

Reliable and strong communicators on this side of the map. I've got a lot of friendships I would never want to be without. Can you work together with the same vision?

Undersrand what type of investor you want to be. Taking advantage of a solid opportunity can be just as trying if you don't understand the responsibility. Are you a passive or active investor.

Work your way up. Make sure each new venture you grow. 

Lastly. Follow the money. Don't be afraid to take small steps first. This business is designed to get bigger as you grow.

Never forget to have fun. And don't be afraid to ask for help. 

Currently live in South bend. Originally from San Diego. I understand the differences and the opportunity out here. Pass on yours or your partners info if you need any help out here in Notre Dame country!

@MayraGuevara   - hello from a fellow CA native! Currently live in South bend where you were looking to buy. 10 years and counting. The market out here is great. I currently work with an inventory of a couple dozen properties all under market value. @Jonathansmith is right. Mistakes will be made. But you gotta grab the those opportunities that will allow yourself to work bottom up. Building bigger on each new opportunity. If you ever need a hand, or someone to check on a project here in South bend, I'm here to help.
