hi all - f/u on this thread. i FINALLY closed and rehab is nearly done. Best Appliances on Ashland is literally a few blocks from my new building. I plan on visiting this week. As for Payrange, i went to their website and could not really figure out how this all works. @John Warren do you just buy the harness and attach it?

@Steven Robertson yes that is a correct understanding. You have the choice between converting a basement into a legal third Or a Coachhouse, but not both, either being subject to the new building code that took affect August 1.
Given your zoning, you would not need to ask for anything from the zoning board. It is a matter of right. I hope that clarifies.

Coin Laundry questions! I am considering coin laundry in a multi-unit I am closing on . . . i have several questions I thought I'd source here in one post rather than rummaging thru the forums!
New or Used?
Buy outright or lease? Do you in turn sublease?
Brands? Resellers?
How much do you charge per wash and per dry? I am not trying to make money on this but pass on water and electric costs.
How often can you negotiate terms of leased units?
What else may I be missing here?

I am in the process of purchasing a multiunit where I will owner occupied. I am trying to figure out how to properly estimate water, sewage, trash and bake them into Rents. The building is currently under contract and will eventually be rehabbed. I have some time to think this through so I thought I would reach out to all of you to see how you address this. I’ve done one myself before long ago and vaguely recall there is a water cert of some kind also needed?

Hi all not sure if this is right category but I’m wondering where I can electronically file my quit claim deed. Most offices are completely closed due to the pandemic and I recently received a response via electronic-mail from my local recorders office indicating that I should expect at least a seven week turnaround time with paper mail in requests. I cannot afford to wait that long due to various circumstances. Does anyone know of any electronica filing companies that can simply file One quit claim deed?
