mixed feelings on this one. I had one last year I listed just because that area had little inventory and short time on market. It was inder contract at full price in 30 days, HOWEVER, the buyer did ask for changes that were a pain , but I charged them for one item that I made them pay in advance, on the other was a non refundable added to Earnest money. Initially thought priced too low, but homes in that area TOM has increased. Another thing that helped was that the buying agent worked with small builders so he was able to walk client through the steps, though he was a pure ahole to me and builder. Another thing is I made clear to builder to have agent only communicate with me. Client was there ever other day and had builder to instruct workers not to answer questions but have them talk to their agent. It was a nice feeling to have a contract from a buyer with 20% down before completion. I would posdibly do again and set expectations to agent and for him and their client.

How is the Wichita market for flipping and buy & holds? With Cessna & Beech merging is that going to affect the market there plus with Boeing leaving next year I wonder about that as well

@Tom Yung Thanks! There are two roommates, one has paid the other hasn't, I haven't cashed that check yet due to fear the who has been late for last 3 months and fearing this being called psrtial payment, can i order the dispossessory for one and not the other?

@William Edmondson how did it go? Is the property in your name or LLC? I was wondering do you need to hire an attorney if you are a LLC in Georgia

How is the Chattanooga market? With the the new VW plant there I was wondering has their been a population increase due to this? Are there any older neighborhoods that are being revived?

Consensus says do the granite, which I agree. Also, depending on where you are try to find either slabs that are higher end that are discounted if you can find enough of it. I'm seeing everyone having granite these days so try to differentiate yourself and not have one of those now 5 standard "builder grade" granite. I did Quartz one time only because it was on sale for the same price as granite and the buyers loved it, but I like the look of granite because it's not as uniform as Quartz, which makes it look unique.

@Autumn Webb Welcome aboard. Work schedule keeps from attending GAREIA events, but the ones I've attended or really good. The smaller events are good and try to attend some of Atlanta reia area meetings where you can go to flip that is either in progress or completed, When starting out I went to one on setting up a LLC. That was very informative. Depending on what areas surprisingly there are still a few good deals on MLS.

Affinity Insurance. They handle all of Georgia. If you find cheaper let me know.
