Anyone out there attending the NAHB Tradeshow in Las Vegas Feb 4-6?

Back in my real estate advertising newspaper days (you know when newspapers were a cash cow and before the internet) we'd attend these conventions. The trade show floor space for this convention is so large that they could only be held in Orlando or Las Vegas. Every single product you could think of was there.

I got a quote from Ackerman today for to install a fairly basic alarm system for $700.

Any suggestions on alarm companies in Atlanta. Or is it best to have contractor wire it. My partner know how to do it and said he could buy the stuff on the internet for $200 and we could permit it and he'd wire it. Thoughts

Update: I met with Agent and the buyer so they could get a feel of what we're doing. She actually only wanted to add a window in the w/c, weird but oh well, and subway tile as a backsplash instead of the glass tile we were going to use (which cheaper)

contractor said it wouldn't cost us much and wouldn't lengthen the time to finish. I requested 4x as much of cost as a nonrefundable portion of the EM and two days later we signed a contract for full asking price! It's good to have a home in a seller's market!

if investment property I doubt if you get any with financing. Most will only accept with cash and NO contingencies. We placed an offer at list but because our contractor wasnt around we added a 5 day due diligence. Didnt even get a reply and saw it went under contract 2 Days later.

@Suzie B. I think I'm with you on this. From just the few conversations I've had with the agent he even alluded to the buyer being cagey.

@Account Closed I was thinking both.

This home is Mid-Century Modern. Hard to find in Atlanta. so even if I get non refundable and the deal blows up because of financing it could hurt the value of the property because we are marketing it as a Mid-Century,

@Scott Seaman @Jerry W. both good suggestions. I was trying to get a couple of scenarios in my head and possibly how to respond when I talk with them. A lot will depend on that and how serious buyer really is or they trying to negotiate better price.

I listed my flip before it was sheetrocked and luckily have had quite a bit of response. I'm the agent as well and have an agent that wants me to meet with a potential buyer about the finishes to the home and possibly changing windows and adding a garage.

What are you thoughts on doing so. I believe we have priced this home accurately based on the amount of response so far. Plus I have ordered most of the items and the things the agent says the buyer wants I'd have to basically stop in mid stream.

This area has been hot the last 6 months so with the interest I've had in the brief time it's been listed I'm fairly certain I'll get my price.

I'm meeting with them Thursday to discuss.

1. No contract in hand.

2. If it's possible to do what they ask should I quote them my contractor price plus 30%

3. Ask for a non refundable down payment on the "upgrades"

West End is one of those areas that was suppose to be the next big area for, oh since I moved here in '86. For some reason it just never seems to get off the ground. They said that when the current stadium was build 20 years ago (damn, I'm old). I'd think you'd need a really good property manager that is comfortable working in that area. Not saying which way but those numbers at least rent wise appear to be about right, but it's just a matter if you can collect them. Think about it. $450/month in anywhere in Atlanta and I say you should have high reward for high risk.
