@Rashad S. I did a very targeted emailing of less than 100 and got 2 deals out of it. I only work a small area so that may not work for many people, however, I did the mailing myself. I have a CS friend who was able to program and pull the list in minutes, however, I can't get him to do it again. Also, have you looked in to buying lists?

I justed attempted one bid and had registered for another bid. I didn't get the first, but am having trouble getting my deposit back. Has anyone had this problem before?

I was able to get a investor loan from Associated Credit Union on a buy and hold from Associated Credit Union about 6 months ago at 4.5%. I've been a long-time member there, however, I don't believe you need to be a member to take out a loan. However, I do believe their minimum is $50k

there isnt much housing stock there, but there pockets that would be great to invest in. Also certain parts of historic East Point and College Park. Porsche will definitely be the catslyst, but I think there are only a couple of hundred jobs there.

I think you can miss out on some good deals by overly emphasizing schools if you're investing ITP. There are lots renters without kids that want to be in these areas. @Jon Klaus I could be wrong, but I think of anywhere in Atlanta you can find a property for $80k that will rent for $1400, but damn would love to find one.

@Curt Smith I invest in Decatur and luckily haven't run into them, but have seen what you're talking about. They seem to be in areas where rents are below $950 the cutoff point for Section 8 in DeKalb County or Stone Mountain where you could once find 4Br homes less than 10 years old for $50k Off topic, I wonder have they upgraded them in hopes of selling them for a sizable profit in 5 years?

I called an confirmed and we're set. I live and invest here and there are some great opportunities still available here. I wouldn't rule DeKalb out completely from an investment stand point.

Received my CO today and we're set to close tomorrow, whew.
The CO says Non-Residential, but everything else on it looks ok. We've had all our mechanicals signed off on, so everything should be ok, right? Anyone out there with any knowledge about DeKalb county specifically please let me know. Thanks.

My contractor is asking for more money. We're 98% completed and due to close soon, however, due to an accounting error have paid my contractor all he was due. Lesson learned. However, is the anything I can do. Is it possible to kick him to the curb and get another contractor to get my CO.
