Sounds like you've got yourself a deal. You should attend your next local REIA meeting and present this deal to everyone at the meeting. There is a great place to find investors who show up LOOKING for deals and WILLING to fund you...they'll have many more questions than just the info you provided but it's a great place to start especially when looking for funds for a deal. You'll find hard money lenders, investors, contractors, agents, lawyers, realtors, anyone involved in the RE industry really. Bring your deal there and present it to everyone. There is a really good chance you'll find your loan or partner there.

@Brie Schmidt that was actually a very helpful link. It is a residential purchase/sell contract with all necessary clauses such as the exit clause. Would i still have to get a RE attorney to write up a contract for apartment complexes and LLC agreements for investors participating in the apartment investment?

What are the necessary buyer/seller contract clauses?

Is it smart or possible to write my own contracts up for each deal, or should I just go to my RE attorney to have him write it up?

Can I have reusable contracts? Reusable meaning same content and clauses just changed numbers, dates, and names. (Very similar contracts instead of recreating a contract for each deal).

@Bill Gulley so basically when it balls down to it, I need a local RE attorney to answer my questions as to how I can legally buy and sell with no RE license. Once I figure out which activities I can do and how, I'll research my business license requirements for those activities or just ask my RE attorney that too. Do you know if any of these licenses will require college coursework ?

Hi, I'm located in South Louisiana and was flipping through some properties on zillow.com. For those of you with zillow experience, how can I determine if this is a good deal or bad deal by the information provided on zillow.

I was wondering because of the large difference between the asking price, and the "zestimate", what can be determined as far as the quality of the lead. Any suggestions as to which steps I should take next? Below is a screenshot of the property I'm talking about.

Hi I'm 17 years old and I've decided that real estate investing is the right path for me. Without (much) support from my parents and doing all my own research and educating myself as much as I can, it isn't enough. Does anyone know where I can find local investors who can help mentor and guide me in real estate. I'm from Houma, Lousiana. I've already began looking for deals and practicing recognizing good from bad. I've found a few that may have potential and I plan on making my first move right out the gate when I turn 18 in October, before even graduating high school. I'll need guidance and mentoring for my first few houses and free to make myself useful to my mentor as well. I was thinking cleaning up houses or units for anyone who would be willing to help. My biggest concern is not being taken seriously, considering I'm only 17. I understand it's probably strange but I'm determined. If anyone knows of a place where I can find help getting started, all is appreciated. Thanks.
