@Brian Bisellach . Depends what you want to do, how much time and resource you have to look for alternatives... $12k could be a bargain ... or wasted money... Each use case is unique and different.
Personally, I don't use it because Multi family is no longer my focus at this time. But the data they provided was good quality and quick to access.

Curious about the software you said you been working on.

After talking to a friend today, I realized I had not updated this thread for a while.
In December 2019 ( prior to Covid ), I sold this property for roughly $2.3 Million. At the time, I thought it was below market, but given what we have experienced since Covid, I'm glad I was able to sell it for that price.
All in all, a very successful investment.

Thanks for your reply. No tax leans, No judgements. Really good income right now. My friend's main concern is his ability to find a lender who can work with him. He understands very well that his credit will need improvement and he is working on it.

A friend own a house with lots of equity. Unfortunately, he let his credit slip for various unfortunate reasons. What are his best options to refinance his house, pull some equity and explore real estate investing?

I have a similar scenario with part of a land (less than 10%) I have under contract marked as wetland.
