Another question for the Self Directed IRA gurus. When purchasing land within a Self Directed IRA would you recommend that I set up a separate registered LLC entity that will be the owner of the LLC? Or just have the Entity set up within the Self Directed IRA own the Land? What are the pros and the cons of either approaches? Thanks.

@Carl Fischer Thanks for your input. Personally, I prefer real estate to Stocks and the main reason is because of control.

Another question. Can the IRA later sell the land to myself or one of my LLCs? Is that an allowed transaction?

Can I use funds from my self directed IRA to purchase a piece of land. I believe I can.
Can I build several homes (i.e a subdivision or apartments ) on that land and sell the homes? I'm not a builder, so someone else will be building it. Technically, I wouldn't be working on it myself. If I can't build on, what are things I can do on it?

@Michael K. Smith . You need to define "Bad Neighborhoods". Class C is not always "Bad". As many have mentioned, it is really just lots of people with limited resources. Not all people with limited resources are bad people.
