@Joshua Stewart Great thread. I'm in the Raleigh/Durham market and just acquired some land at pretty reasonable price. I'm considering building and this thread gives me a good idea on what to estimate in terms of costs. Where did you get your plans from?

Are you buying land as an investment? Planning to resale or build on it? There are real estate investors that specialize in land. Some of them have courses/networks, where they also have a network of investors and lenders, just for land buyers. Let me know if you need some examples.

Virtual tours is the way to go for now and even in the future. Adding 3D makes it even better.

Has anyone purchased any assets from the Department of Transportation? I have looked at the list for NC and found some interesting pieces of land. I'm curious about the process and if anyone has gone through it.
I'm hesitant to post a website link, since it might not be allowed.

It is all mindset. Of course there is plenty you can do with $100k. Here is an exercise you can do for free. Will only cost you time, not actual money.
1. Eliminate the idea from your head that your $100k is worthless
2. Get a pen and a piece of paper (or a notepad editor on cellphone, computer).
3. Spend a couple hours per week on this website, read posts & blogs. Listen to podcasts. Every time you read/hear a new idea, write it down.
4. Organize your ideas into Groups and sort them based on some criteria you define (cost, feasibility, time, ...etc)
5.Investigate the most promising ones. Until you find the right fit for your scenario.
I went through the same exercise a few months ago and I realized that this place is a gold mine of ideas from people who are doing things and solving problems.

There are tons of ways to invest without using conventional loans. Tons of lenders here and I'm sure some will contact you.

Thanks @David L. I have been seriously thinking about Land as well. I'm curious if you did anything to improve the "quality" of the land. I.e.: You mentioned it was land locked. Did you try to get some easements on it to add value?

Here is my answer to this interesting question.
1. Combine all the answers you will get on this forum (you should post it in other places as well).
2. Write a book or shoot some informercial or something like that for social media folks
3. Setup a website and capture leads ...
4. Market the book, market a webinar and get a massive email list from people who want to know the answer to the question. You can spend some money on various ads on social media.
5. Sell the list, make money from the book, ... etc.
Why would this work? Millions in the USA (and worldwide) are desperate to search for answers to your question in the next 24 months. They will be exploring every avenue, reading every book, attending every seminar, ... etc. While the answer is right in front of them ...
