@Casey Miles . No experience with Churches as tenant. But a few things you can check.

How long have they been around? Yes, make sure to get a guarantor with strong credentials.

How long have they been in existence? What type of history do they have?

Who have they been renting with and why are they looking for new space? Expansion? Retraction? Issue with their landlords?

Knowing the area's economy, how likely are you to rent the remaining 4500? An empty building is never a good thing. I have seen buildings stay empty for a long time ... waiting for tenants, that never arrive.

@Greg Raymond . Can you be a little more specific? Are you making offers and being denied? Is the Bank saying no? What aspect of real estate are you looking at?

@Cristy George . I noticed you didn't mentioned the numbers (except for the sale price). Always remember it is an investment and that you need to do full due diligence and proceed with caution. Don't fall in love with the building, full in love with the numbers.  

If you can bring the money, you will be able to get banks to finance. I would suggest you talk to more than just one lender. Also, it is important to make sure you really have a good grasp on the numbers. There is a tool on bigger pocket you can use and generate a report and take to the bank to make it look professional. That's what I did.

Fiverr and upwork are good places to start. But I'm sure there are other options.

Interesting. I considered investing with them a few years ago. After doing a little bit of research, it just seemed to me that they really a massive overhead. 

I don't know the types of projects they took on, but taking on borderline profitable projects with a massive overhead is recipe for disaster, no matter how much money you raise. "Serious entities" probably looked at their balance sheet and couldn't believe what they saw ...  

Cashflow and revenues/income are still king in any markets. I want to hope that investors are safe. Someone just needs to trim the F.A.T ...

Having a Bachelor degree or a Master degree doesn't necessarily means that one has the skills required to work for Amazon. I feel that the move to DC/NYC is a for them to get closer to Government money as well as Financial center in NY.

What does Short term mean? 1 month? 1 year? 5 years? or anything in between?

 How much risk can you take?  .Banks would love that money.

You will need to be extremely creative, persistent, resilient and lucky to make it work. I'm assuming here (based on the info i read) you will be the manager of the deal. I don't see that you have any experience doing it. What makes you believe you will be paying a good price?
