I need practical opinions on how to deal with this particular issue at one of my properties.

It is an office building with over 10 businesses. Although nobody is smoking inside the building, whenever I do my routine visits, I notice lots of cigarette butts all over the parking area. My Property Manager has already sent multiple reminders and we even installed explicit smoking areas. 

I don't have cameras installed to know exactly who does it. I know that assessing fines is usually the best way to get people to comply.

I don't have cameras, so I really don't know who is doing it? Neither myself nor the property management can be at the property during business hours every day.

Raleigh/Durham and Surrounding biggerpocketers: Mark the date of July 12th, 2018 on your calendar.

We will be getting together at Ruckus Pizza located at the Arboretum in Cary at 6:00PM on Thursday, July 12th, 2018. The exact address is: 2025 Renaissance Park Place, Cary, NC. It is right off the I-40/Harrison Avenue exit by the same shopping center where Bonefish Grill/Starbucks/Moe's is located across from Burgerfei.

The easy access from/to I-40 should make it convenient for all.

Come have a beer(or your favorite drink), get some food and network with other local investors. This thread is a little over a year old. I'm curious about everyone's experience (good and/or bad) a year later. An investor in my area just approached me to partner with him on the idea.

@Shaun Draughn. I'm currently not buying Multi families in the triangle. I have purchased commercial office building and the due diligence checklist was quite extensive.

Are you only looking for things that cost money right away? If so, PCA (Property Condition Assessment), Phase1 Environmental, Survey, Appraisal will cost you money. But there is plenty ... Fees to Set up an LLC

Get Insurance quote. (free)

Get T12, Rent roll (free)

Get actual lease contracts (Free)

Are there delinquencies on the property? (Free)

Are there Pending litigations? (Free)

What are the HOA / Covenant rules? What exactly are you on the hook for?

Anything major to fix? Did you get contractor quotes?

How old is the property? Lead Paint might be needed.

Are you doing 1031 - Exchange? There are some fees there.

Structural

Recording fees

Title fees

Bank fees (origination)

Attorney closing fees

Following the closing: Utility switching cost deposit money.

Are you managing yourself? Do you have a PM? 

If this is your first jump, make sure you get a good checklist and go line by line ... and check with your Real Estate Agent/Banker/Attorney ... etc. Tell them to spell it out for you. All of them.

These things add up ... like crazy. If you don't have a buffer, ... you might go crazy before you know it.

I left California after college some 20 years ago. But will eventually move back. Love the weather there and the people. Currently buying MF in the South East. 

What I find funny is that people are "fleeing" CA (MA, NY and NJ), then driving the RE prices through the roof in other places in the South East. Houses that cost $200k 6 years ago are now above $400k in my neighborhood.
