Thanks for sharing these thoughts. 

On 1. Not sure how you detect if a party is going on. Would it be the noise level? People have guests late at their place all the time. As long they are not disturbing others ... I wouldn't see it as a problem.

@Christopher Finn . I like Google Drive as well in its ability to share documents and various people working either nearby or remotely.

What's more valuable to you? What are you looking to achieve long term? Either way, you need to have good enough understanding of the laws of the type of business to run a compliant business.

@Ryan Hopkins Why would you want to re-invent the wheel if you don't have to? It will take you days to get it right, time you could use for other things ...When you select 0% for members equity, then it messes up the CoC and IRR, because those are based on member equities.

You might be able to add an additional condition in the formula and force it to use manager's contribution, if the member's contribution is 0%. 

@Ryan, unless you are a spreadsheet wizard, building one yourself could be quite time consuming ...

Is your question general or just MA specific? In NC you can get it from the county website. If the name is an LLC, you can match it against the Sec of State website and get the remaining information.

How did the meeting go? I'm curious how you buy a building without knowing how to value it !!! 

My best advice: Partner with someone who has been through this process  ... you could get burned very quickly.
