biggest we have is 6 unit and we do RUBS for all our multis, when there was a running toilet in one unit of the 6 causing a higher water bill we had to check all units for leakage.  I don't think that would be reasonable for a 28 unit, I would find a way to submeter that building.

Hire an attorney and start the eviction process right away or have tenant apply for rental assistance.

I think best bet is to talk to an eviction attorney.  You can still file for eviction, but you are not able to lockout anyone right now.  Lawmakers seemed to have skipped out any protection for landlords on tenants who simply do not pay and have no desire to pay.  There is some government aide to tenants who are having true hardships.  After you file for eviction you will have a long wait on your hands so be prepared, I have similar situations.

i am a former accountant.  I think think the best way is to first educate yourself using courses, books or the everything BiggerPockets has to offer.  It will provide you with a good game plan.

Its always been about 3 months for me, I am sure others can do it faster. I usually pull minor alteration permits if the job allows, so I have less experience with permits with plans, but this is what I budget:   1 month for Arch, 1 month for the city to review.  They seem to provide comments on the last day and 30 days to respond to comments and for re-review.  Lately there has been a COVID and System back up.  At the same time as COVID, the city moved their whole system to online.  Created some delays.

Rezoning infront of the zoning board is likely 12+ months at this point. I dont have anyone to recommend at this point.

If your scope of work is "gut out and rebuild" I would say that your price range would be from $25,000 to $150,000. I hope that helps!

If this is the one we discussed the other day, I would say $70k is conservative! I sold a shell around the corner for $85k. Nevertheless, I have a couple good lenders I have been working with recently.  Talk soon.

@Ryan D.I agree we need more info here. lol.  Looks like somewhere in CenterCity, but those numbers look real good too.
