I was looking at a four plex in blue springs that would bring in about 2500/m, but it was an A property and would yield a great positive cash flow for a while. It was sold out from under me.

Great, thanks. I didn't realize that but its cool.

I bought the low and no money down book but I am having trouble with the format of it in my kindle app and I can't get anybody to help at bigger pockets. The contact us button takes me to a form to fill out but it doesn't work. I have filled it out a few times and have gotten no response. Anybody got any ideas?

I say, buy that property, account for cost of fixing it up, make it new (fix what needs fixed the right way), and then that makes pm that much easier. If u have a new hvac, roof 5 yr old or less, relative new appliances, do thorough tenant eval, etc..., you should be able to limit expenses for cap ex and maintenance. That being said, I advocate a backup plan for your backup plan????.
