Is the insurance included on the analysis worksheet. It says P and I, and I see the property taxes, but i don't see an insurance estimate. Am I missing it?

What does everyone do about the keys when a renter leaves? Do you change the locks when the tenant leaves? Crazy question, how do u know a tenant doesn't make a copy of keys and break in and steal stuff later? I know, major paranoia.

She can simply deny that she is living there and you have no way of proving it. Thats my understanding.

Anybody wanna weigh in on a price range for a unit in a fourplex, 1200 sq ft plus small unfinished basement, 3 level...2/1.5...single garage. A area, B looking property (not updated)...I know this is a tough question without looking at more details...

Yea, only one unit has a lease agreement, but you did remind me to get a copy of it ASAP. I love the idea of doing the upgrades at that time. Thanks Jordan.

Jon, awesome input! I am definitely consulting an attorney! Idk about the notice and the ability to raise rents, but this particular county seems to hate landlords so I have my suspicions. And I love the idea of talking with the tenants before closing as well, maybe I will give them a gift card for their time or something. Again, awesome input and God bless my friend.
