It is without question that investing in real estate is a great way to achieve wealth, however I've noticed and I will include myself in the equation that new investors are risk averse, in other words, you don't know what you don't know. Without the proper guidance and direction from an experienced professional(s), the thought of investing can be quite intimidating. I believe new investors would benefit greatly from having a mentor whom they can shadow until they become comfortable with the process and confident enough to venture out on their own. However, the caveat is the difficulty in finding a reputable mentor, as there are plenty of "mentors" who seek only to capitalize on their students' naivety for personal gain.

Welcome to BP Austin! Great job on purchasing the book on investing in Real Estate with No and Low Money Down. I read the book and its a great read. I plan on reading it again and applying some of the strategies

Congrats on getting licensed! Whats your intentions moving forward? Do you want to be real estate agent or do you want to invest? If it the latter, Id suggest working at real estate investment firm, you'll learn so much about your market and how to identify good deals from working next to an investor than you would by parking license at a traditional brokerage. If your goal is to sell houses and make a lot of money then find a broker willing to sponsor you. From personal experience, go somewhere that offers REAL training. Selling real estate is not easy and if you are not in right place you can get discouraged.
